Why You Still Need a Home Inspection on an "As-Is" Home

Don't lose your inspection contingency on a As-is contract.
When buying a home, it's common to hear the term "As-Is." Unfortunately, many buyers mistakenly believe that an As-Is sale means there's no reason to get a home inspection. In reality, a home inspection is usually more important when it's an As-Is sale.
What Does "As-Is" Actually Mean?
An As-Is sale simply means the seller is not agreeing to make repairs before closing. It does not mean the home is free of defects, and it does not mean the buyer should skip their due diligence or that negotiations are off the table.
Keep in mind, an inspection contingency is your opportunity to walk away from a property if the issues are more than you want to deal with. Skipping it takes that contingency away.
A home inspection gives buyers a clear understanding of the property's condition before making one of the largest financial decisions of their lives. Whether the seller plans to make repairs or not, knowing what you're buying matters.
Knowledge Is Power
A home inspection can uncover issues such as:
Roof damage or active leaks
Electrical safety concerns
Plumbing leaks and drainage problems
HVAC deficiencies
Moisture intrusion and water damage
Safety hazards throughout the home
Even if the seller isn't willing to make repairs, discovering these issues before closing allows buyers to make informed decisions about moving forward, negotiating price, budgeting for future repairs, or walking away entirely.
An Appraisal Is NOT a Home Inspection
One of the most common misconceptions in real estate is that an appraisal serves the same purpose as a home inspection. It does not.
An appraisal is performed primarily for the lender. Its purpose is to estimate the property's market value and ensure the lender is not loaning more money than the home is worth.
An appraiser is not evaluating the home for defects and issues. They are not operating appliances, inspecting the attic, examining the roof covering, testing electrical outlets, checking plumbing fixtures, or evaluating the condition of major systems the way a home inspector does.
A home can appraise perfectly and still have thousands of dollars in hidden defects.
New Construction Homes Need Inspections Too
Many buyers assume that because a home is newly built and has passed city or county inspections, a private home inspection isn't necessary. Unfortunately, that's not always the case.
Municipal building inspectors and private home inspectors serve very different roles.
Building inspectors generally perform limited inspections at various stages of construction to verify compliance with minimum building standards. They are not conducting the detailed, property-wide evaluation that a home inspector performs for a buyer.
A home inspector spends hours examining the home from top to bottom, looking for installation defects, workmanship issues, missing components, safety concerns, and conditions that may affect the home's performance over time.
In fact, some of the most surprising issues we find occur in brand-new homes, including:
Missing insulation
Improperly installed roofing components
Plumbing leaks
Electrical deficiencies
HVAC installation issues
Damaged building materials
Missing safety devices
New construction is built by people, and people occasionally make mistakes. A home inspection provides an additional layer of protection before closing.
The Bottom Line
Whether the home is being sold As-Is, has already been appraised, or is brand-new construction, a professional home inspection remains one of the smartest investments a buyer can make.
A home inspection isn't about finding reasons not to buy a house. It's about understanding exactly what you're buying so there are fewer surprises after move-in day.
Before you sign the final paperwork, make sure you know the condition of the home—not just its value, not just its age, and not just what appears on the surface.
