One thing I’ve learned after more than 22 years in the home inspection business is that real estate transactions move fast. Agents, buyers, lenders, and insurance companies all need information quickly and clearly.
That’s why I’ve built my inspection process around one simple goal:
Make the entire process as easy and efficient as possible for everyone involved.
Here’s exactly how it works.
1. Simple Ordering
Scheduling an inspection shouldn’t involve complicated portals or long forms.
To order an inspection, simply text me the property address and the number of days in the inspection period. I’ll reply with a few available dates and times along with the inspection quote.
This quick text-based system makes scheduling fast and easy for busy agents.
2. Scheduling and Payment
Once a date and time are selected, I set up the inspection order.
Your client receives an email with a secure online payment link, and you receive a confirmation email so you know the inspection is officially scheduled.
Everything is handled digitally and clearly documented.
3. Access Coordination and Reminders
I personally contact the listing agent to coordinate property access.
Two days before the inspection, both you and your client receive automatic reminder emails so everyone stays aligned and prepared for the inspection day.
4. Efficient On-Site Inspection
My inspection process is structured and efficient.
The inspection is thorough, but I also respect everyone’s time and keep the process moving smoothly.
Over the years I’ve developed a consistent system that allows me to cover everything while keeping the process organized.
5. Same-Day Inspection Reports
One of the biggest frustrations in real estate transactions is waiting for reports.
That’s why my goal is same-day delivery for the full inspection report.
When applicable, these reports are also delivered the same day:
4-Point Inspection
Wind Mitigation Inspection
Sewer Scope Inspection
Reports that require outside processing (such as water testing, mold analysis, or termite reports) are delivered as soon as the lab or state processing is completed.
6. Clear, Easy-to-Read Reports
Inspection reports should be easy to understand.
My reports are designed with a clean layout and a summary section at the top, so the most important findings can be reviewed immediately.
After the report is delivered, I remain available by phone if you, your client, the lender, or an insurance agent has any questions.
7. Repair Request Builder (A Huge Time Saver)
Inside the inspection report portal, agents have access to a tool called the Create Request List (CRL).
This feature allows you to quickly build your repair addendum by reviewing each item in the report summary and selecting one of the following:
Accept as-is
Request repair
Request replacement
Request a monetary credit
Once you’re finished, the system generates a clean, professional PDF repair list that can be attached directly to your repair addendum.
No copying. No pasting. No formatting.
Just a clean document ready to send.
8. Repair Cost Reference List
The report delivery email also includes a repair cost reference guide.
This helps agents estimate repair ranges when negotiating credits and reduces guesswork during the transaction.
9. Easy Forwarding for Insurance and Lenders
Inspection reports often need to be shared with multiple parties.
From the report portal, you can easily forward:
4-Point reports
Wind Mitigation reports
Termite reports
Water testing reports
This makes it simple to send documentation directly to insurance agents and lenders without searching through attachments.
