But even in brand-new homes, we consistently find items that are easy to miss during the build process and just as easy to fix before closing.

Why This Happens

New homes are built quickly, with multiple trades working at different stages.

Because of that, details can get overlooked, typically not major issues, just normal things that come with a fast-paced build.

What I'm Actually Finding in New Homes

These are the kinds of items I'm seeing across new construction in the Orlando/Central FL area:

Attic & Insulation

• Missing or thin insulation in certain areas

• Insulation pulled back and not replaced properly
  

HVAC & Ductwork

• Kinked or compressed duct lines

• Minor airflow restrictions from kinked ducts
  

Caulking & Sealing

• Incomplete caulking around tubs and showers

• Gaps around windows or exterior penetrations
  

Plumbing Details

• Small leaks at fittings and drains

• Connections that just need tightening or adjustment
  

Electrical Finishing

• Loose receptacles or switches

• Minor items that need to be secured properly
  

Why It Matters

They typically aren't major issues.

But they’re the kind of things that are best handled before closing, while the builder is still on site and everything is easy to address instead of waiting for a warranty crew which can take weeks.

The goal isn’t to create problems, it’s to clean up the small details so the home is truly ready.
